What will happen to the GM Powertrain Plant?

Virgil Nelson, a commercial real estate sales and leasing specialist in Thalhimer's Fredericksburg office, is quoted in The Free Lance-Star and offers his thoughts on the plant's closing:

"The GM Powertrain plant will become the largest vacant industrial building in the greater Fredericksburg region when it shuts down in late 2010.  The prospects for another major manufacturer occupying the entire property are questionable.

The Fredericksburg market is best known industrially as a distribution point on the I-95 corridor, with access to US Route 1, US Route 301 and I-95 running north and south, and Route 3 and Route 17 heading east and west.  As with other manufacturing facilities in the area that have shut down in the last five years, there is a good chance this property will be modified to handle some distribution need or a combination of light manufacturing and distribution."
